Square footage and cleanable area
Total building size is only a starting point. Warehouses, mechanical rooms, vacant areas, and tenant-controlled spaces may not be included. A proposal should identify the actual cleanable areas and the type of space within them.
Frequency of service
Daily service costs more per month than weekly service, but each visit may be more efficient because soil and trash do not accumulate as heavily. Frequency also affects restroom condition, floor appearance, and how much detail can be completed during each visit.
Building type and occupancy
A lightly occupied administrative office differs from a clinic, church, retail space, call center, or multi-tenant building. Employee count, visitors, operating hours, food activity, and restroom volume all influence labor.
Restrooms, break rooms, and high-use areas
These spaces are labor-intensive compared with private offices or storage rooms. The number of fixtures, kitchens, appliances included, trash volume, and desired service level can materially change the proposal.
Floor types and special services
Carpet, resilient flooring, tile, finished floors, and specialty surfaces require different equipment and time. Periodic carpet care, floor finishing, interior glass, construction cleanup, and detail projects should be identified separately from recurring tasks.
Schedule and access
Keys, alarms, parking, elevators, secure areas, daytime occupancy, and narrow service windows affect how efficiently work can be completed. A clear access plan helps avoid unnecessary cost and missed service.
Request a site-specific assessment
Christian Office Cleaning LLC provides customized proposals rather than inventing a fixed price that may not match your building. Request a walkthrough for commercial cleaning in Minnetonka, Plymouth, Minneapolis, St. Paul, or another Twin Cities community.
How to compare commercial cleaning proposals
Compare more than the monthly total. Confirm that each proposal covers the same rooms, visit frequency, floor tasks, restroom supplies, periodic work, equipment, and access conditions. Ask whether carpet care, floor finishing, interior glass, or consumable restocking is included or quoted separately.
A lower proposal may be appropriate if the scope is intentionally smaller, but it should not appear equivalent when important tasks are missing. The most useful estimate gives facility managers a clear description of what the price covers and how changes will be handled.
